Hudson lies across the Merrimack River from Nashua, with the Massachusetts line on its southern border. Route 3A is the main north-south road, Route 111 crosses from Nashua on the Taylor Falls and Veterans Memorial bridges, and Route 102 (Derry Street) begins in Hudson Village. The Circumferential Highway and Sagamore Bridge link the town to the Everett Turnpike. Benson Park, Robinson Pond and the former Hills Memorial Library building are local landmarks.

The town's 2025 master plan puts single-family homes at about 81% of Hudson's roughly 10,080 housing units, with multi-family buildings and a small share of manufactured homes making up the rest. About 12% of homes predate 1960, and 1,674 units were added between 2000 and 2020. Tom's take on Hudson
Hudson is right next door to me in Litchfield, and it's a great town for supporting local businesses, from the shops and restaurants along Lowell Road (Route 3A) to Hudson Village by the bridges. Alvirne High School is a big part of town life, with the historic Hills House just across Derry Road. Benson Park, once Benson's Wild Animal Farm, is a favorite for walks, Robinson Pond is a summer spot, and Old Home Days brings everyone out every August. Massachusetts is close too: Route 3A runs south into Tyngsborough, and the Sagamore Bridge puts you on the Everett Turnpike, which becomes Route 3 into Massachusetts. Did you know? Benson's Wild Animal Farm ran as a zoo from the 1920s until 1987, with lions, elephants and a famous silverback gorilla named Colossus. The old gorilla cage and Elephant Barn are still standing in the park.

  1. Get pre-approved, so you know your price range with Hudson's tax rate included.
  2. Make an offer. Your purchase agreement sets the dates for inspections, financing and closing.

  4. Apply for the mortgage. Your lender must send a Loan Estimate within 3 business days of your application.
  5. Appraisal and underwriting.
  6. Review your Closing Disclosure, which you must receive at least 3 business days before closing.
  7. Close. New Hampshire's transfer tax is $0.75 per $100 of the price, paid by both the buyer and the seller.

Is there first-time buyer help in Hudson?

NH Housing, the state's housing finance agency, offers programs statewide, including Home First for first-time buyers and Plus versions that add down payment assistance.
