Newmarket sits on the Lamprey River where it meets Great Bay, between Durham and Exeter. Route 108 runs through town, and the densely settled center grew up at the junction of Routes 108 and 152, around the falls that once powered seven textile mills. The Newmarket Manufacturing Company built its first cotton mill in the 1820s and closed in 1929; several of the brick mill buildings downtown now hold condominiums and apartments.
Newmarket has more variety in its housing than most nearby towns. Census estimates put about 42% of its roughly 4,500 housing units in detached single-family homes, about 36% in buildings with five or more units, and most of the rest in townhouses and two- to four-unit buildings, with about a quarter of homes built before 1960. Conventional, FHA, condo and 2 to 4 unit loans could fit many of these homes, depending on the property and the borrower's plans.

Newmarket's downtown mills on the Lamprey River are full of condos and businesses now, and The Stone Church is a local music landmark. Great Bay is right at the edge of town.
