- Points and lender credits in Section A, the lender's own charges
- Services you can and can't shop for, in Sections B and C
- NH transfer tax and recording fees in Section E (transfer tax calculator)
- Prepaids and the escrow deposit in Sections F and G (escrow guide)
- The comparisons on page 3: the five-year totals and the APR
Text a photo
Most people just text a photo of the first two pages. Tom replies by text or calls, whichever you prefer.
A Loan Estimate never shows your Social Security number, and you don't need to send any other documents for a second look. If you decide to apply later, that happens on Elite's secure portal.
Is the second look really free?
Yes. There's no cost and no obligation, and Tom won't ask you to apply to see what he finds.
Will this hurt my credit?
The review itself needs no credit check. If you decide to apply, the application includes one. The CFPB notes that multiple credit checks from mortgage lenders within a 45-day window are recorded as a single inquiry. Read the CFPB answer.
Can I switch after I'm under contract?
Often, yes, if there's time before your financing deadline and closing date. A new lender issues its own Loan Estimate, orders an appraisal and underwrites the loan, so the sooner you ask, the more room you have. Check the dates in your purchase and sale agreement with your agent, or map them in the closing timeline planner.
What if my rate is already locked?
A rate lock stays with the lender that issued it, and a new lender would set its own. Tom looks at the timing and the costs of any change with you before you decide anything.
What does Tom need to see?
Pages 1 and 2 are enough to start. Page 3 helps too. You can cover the loan ID number.
Have a question about your offer?
Tom will walk through it with you at no cost and with no obligation.
