Can I get a USDA loan in Hudson, NH?

Short answer

Usually not. When Tom checked USDA's eligibility map on October 30, 2026, Hudson was outside USDA's eligible rural area for home loans, so a USDA loan generally isn't an option for a Hudson address. Next-door Litchfield and Pelham were mostly inside it, and Hudson buyers have other low-down-payment choices.

Why isn't Hudson eligible for USDA loans?

USDA Rural Development home loans are for homes in areas USDA defines as rural, and USDA publishes a map of the areas that don't qualify. Hudson sits next to Nashua and shares its built-up area, and on the October 2026 map, every point Tom checked in Hudson fell in an ineligible area, the same as Nashua. USDA reviews its map from time to time, so eligibility is always confirmed for the exact address.

Which nearby towns are eligible?

On the same check, nearly all of Litchfield and Pelham, and all of Hollis and Amherst, were inside the eligible area. USDA loans also have household income limits and require the home to be your primary residence, so a town being on the map is only the first step. Tom checks the address and your income together.

What can Hudson buyers use instead?

  • FHA loans, with a low down payment and flexible credit guidelines. Hudson is in Hillsborough County, where the 2026 FHA limit for a one-unit home is $589,950.
  • Conventional loans with a low down payment, including options for first-time buyers.
  • NH Housing programs, which can add down payment and closing cost help for eligible buyers and pair with FHA, VA, USDA and conventional loans.
  • VA loans for eligible veterans and service members.

Hudson's 2025 property tax rate is $17.11 per $1,000 of assessed value, about $143 a month for each $100,000 of assessed value, so Tom builds that into every Hudson estimate.
