Common questions
Don't see your question? Call or text Tom at 603-851-4982.
How much do I need for a down payment?
Often less than people think. Several programs, including FHA, VA and USDA loans, are built for buyers with limited savings, and NH Housing offers down payment assistance for eligible buyers. Tom will walk you through what fits your situation.
What's the difference between pre-qualified and pre-approved?
A pre-qualification is a quick estimate based on what you tell us. A pre-approval means your credit, income and assets have been reviewed, so the letter carries much more weight with sellers.
Will checking my options hurt my credit?
Talking with Tom and using this site never pulls your credit. A credit check happens only when you apply, and mortgage inquiries within a short shopping window are generally treated as one.
How long does it take to close?
Many purchases close in about 30 to 45 days from an accepted offer, depending on the appraisal, the loan program and how quickly documents come in.
What closing costs should I expect in New Hampshire?
Typical costs include lender and appraisal fees, title insurance, recording fees, prepaid property taxes and insurance, and the buyer's share of the NH real estate transfer tax. Your Loan Estimate lists them all.
I'm self-employed. Can I still qualify?
Yes. Along with traditional programs that use tax returns, there are bank statement programs that look at deposits to show your income.
Can I buy an investment property?
Yes. Options include conventional financing for rentals and DSCR loans that qualify on the property's rental income instead of your personal income.
What does it mean that Elite is a mortgage broker?
Elite Mortgage Group doesn't lend its own money. It works with 45 lenders, which lets Tom compare programs and pricing to find the right fit for you.
