How this estimate works

What the calculator counts

  • Renting. Your rent each month, rising once a year by the increase you enter.
  • Owning. Your down payment and closing costs, plus principal and interest, property tax at the town's 2025 rate, home insurance and upkeep for each year you stay.
  • Selling. The home's value after the yearly change you enter, minus your selling costs and the loan balance left. That equity comes back to you, so it lowers the net cost of buying.
  • The even point. The yearly home value change at which buying and renting would cost about the same. It isn't a forecast.
Keep in mind

Renting and owning each have costs and benefits a calculator can't weigh, like flexibility, stability and your plans. No one can predict home values or rents. Tom can run real loan options for a home you're considering, so the owning side uses actual numbers.
