Everett Turnpike exits 10, 11 and 12 serve the town, and US 3 (Daniel Webster Highway) and Route 101A pass through. Its four villages are Merrimack Village, Reeds Ferry, Thornton's Ferry and South Merrimack. What differs is how each lender prices your loan, based on your credit, down payment, loan program and the property. Tom compares pricing from the 45 lenders Elite Mortgage Group works with for your scenario on the same day. What does change by town is property tax: at Merrimack's 2025 rate, each $100,000 of assessed value adds about $184 a month to your payment. The NH mortgage rates guide explains what sets your rate.

How do I get pre-approved to buy in Merrimack?
Start with a short conversation with Tom about your plans for Merrimack. It doesn't pull your credit. Then you complete Elite Mortgage Group's secure application, Tom reviews your income, assets and credit, and you get a pre-approval letter to send with your offers. The pre-approval guide lists the documents to gather.
Are there FHA-approved condos in Merrimack, NH?
Yes. As of November 2, 2026, HUD lists 5 approved condo complexes in Merrimack, including Country Crossing Condominiums, Eastridge Condominium, Indian Rock Village and others. Approval covers the whole complex and expires, so Tom checks HUD's list again before you write an FHA offer. See FHA-approved condos by town.
Which roads do Merrimack commuters use?
The F.E. Everett Turnpike runs through Merrimack, with Exits 10, 11 and 12 in town, connecting north toward Bedford and Manchester and south to Nashua and Route 3 into Massachusetts. US 3 (Daniel Webster Highway) runs through the villages, and Route 101A crosses South Merrimack toward Nashua and Amherst.
Can I use a USDA loan in Merrimack?
Usually not. When Tom checked USDA's eligibility map on October 30, 2026, nearly all of Merrimack was outside USDA's eligible rural area for home loans. Nearby towns such as Litchfield and Amherst were inside it, so ask Tom if USDA matters to you.
What loan types fit Merrimack homes?
Single-family homes are the most common, and the town's 2013 master plan reported that 75% of its housing was built between 1960 and 1989. Conventional and FHA loans fit many purchases (2026 Hillsborough County limits: $832,750 conforming, $589,950 FHA for one unit), condo financing fits the town's condo communities, and a renovation loan can make sense for a home from that era that needs updates. VA and NH Housing loans may fit too.
Should I test the well on a Merrimack home?
If the home has a private well, yes. NHDES's Saint-Gobain consent decree area includes parts of Merrimack, where PFAS were found in private wells. NHDES advises home buyers to test well water with an accredited lab, and it publishes a PFAS sampling map. Merrimack also has public water and sewer in parts of town, so the first question is how the home you're buying gets its water.
How does buying a home in New Hampshire work, start to finish?
- Get pre-approved, so you know your price range with Merrimack's tax rate included.
- Make an offer. Your purchase agreement sets the dates for inspections, financing and closing.
- Inspect, including a water test if the home has a private well.
- Apply for the loan. Your lender must send a Loan Estimate within 3 business days of your application.
- Appraisal and underwriting.
- Review your Closing Disclosure, which you must receive at least 3 business days before closing.
- Close. New Hampshire's transfer tax is $0.75 per $100 of the price, paid by both the buyer and the seller.
Is there first-time buyer help in Merrimack?
NH Housing, the state's housing finance agency, offers loan programs statewide, including Home First for first-time buyers and Plus versions that add down payment assistance. For many programs, "first-time" means you haven't owned a home in the past three years. Income and purchase price limits apply, and some programs require a homebuyer education course.
