Your numbers

Look up your town's current tax rate on its website or ask Tom. For the towns on this site, 2025 rates run from about $14 to about $30 per $1,000.

How the rate works: NH property taxes and your payment. Planning your cash to close? See NH closing costs and the transfer tax, or use the transfer tax calculator.

Estimates only, not a loan offer or commitment to lend. Mortgage insurance is a rough estimate and depends on your down payment and loan program (when PMI can be removed). Your actual rate, payment and costs depend on your credit, loan program and property.

No credit pull to start. Tom replies personally.

Comfortable with this payment? The next step is a pre-approval: what you qualify for, with access to 45 lenders.

Tom's tip
Use the tax rate for the town you're shopping in and a real insurance quote instead of the defaults. Those two numbers can change your payment more than many buyers expect.

Why is this only an estimate?

Your actual rate depends on your credit, the loan program and the market on the day you lock. Taxes, insurance and mortgage insurance vary by property, and your Loan Estimate shows the figures for your specific loan.

How does property tax per $1,000 work in NH?

Divide the home's assessed value by 1,000, then multiply by the town's rate to get the yearly tax. The assessed value may differ from the price you pay, and rates are set each year.

Where can I find a town's tax rate?

Check the town's website or assessing office, or the yearly list of tax rates from the NH Department of Revenue Administration. Tom can also look it up for you.

Why is the transfer tax shown separately?

The buyer's share of the NH transfer tax is paid once, at closing. It's part of your cash to close, not your monthly payment.

What about condo or HOA fees?

The calculator doesn't include them. Add any association dues to your monthly total, since lenders count them when figuring what you can afford.
