Londonderry, NH property taxes: how the rate compares with Derry, Hudson and Manchester

The village of Lyndeborough, New Hampshire, from above

Short answer

Londonderry's 2025 total property tax rate was $14.47 per $1,000 of assessed value, set by the NH Department of Revenue Administration on November 12, 2025. That's lower than Derry ($18.99), Hudson ($17.11) and Manchester ($20.24), and close to Litchfield ($14.20) and Windham ($14.15). Towns assess at different levels, though, so compare actual tax bills, not just rates.

How does Londonderry's rate break down?

2025, per $1,000LondonderryDerryHudsonManchesterLitchfield
Town or city$3.53$5.39$5.57$10.04$2.62
County$0.58$0.62$1.12$1.36$0.88
State education$1.08$1.14$1.25$1.51$0.97
Local education$9.28$11.84$9.17$7.33$9.73
Total$14.47$18.99$17.11$20.24$14.20

Londonderry's county share is low partly because it's in Rockingham County, while Hudson, Manchester and Litchfield are in Hillsborough County.

Does a lower rate always mean a lower bill?

No. The bill is the rate times the home's assessed value, and towns assess at different levels. Manchester, for example, assessed at about 64.8% of market value in 2025, and Derry at about 91.6%, according to each one's assessing office. A high rate on a low assessment can produce a smaller bill than the rate suggests. That's why Tom works from the actual assessment on the home you're considering.

What does Londonderry's rate add to a monthly payment?

About $121 a month for each $100,000 of assessed value. On a home assessed at $450,000, property tax adds about $543 a month to the payment, before insurance.

Are loan limits different in Londonderry?

Yes, higher than in Hudson, Litchfield or Manchester. Londonderry is in Rockingham County, part of the Boston metro area, where the 2026 limit for a one-unit home is $962,550 for both conforming and FHA loans. In Hillsborough County the 2026 limits are $832,750 (conforming) and $589,950 (FHA).
