Short answer
Use the registry of deeds for the county the home is in. For Hudson, Amherst, Merrimack, Hollis, Litchfield, Pelham, Weare, Nashua, Manchester and Milford, that's the Hillsborough County Registry in Nashua. For Londonderry it's the Rockingham County Registry in Brentwood. Both link to online record searches through NHDeeds.org, and both offer a free Property Fraud Alert to help warn you about documents recorded in your name.
What's recorded at the registry?
The registry records legal documents that affect real estate: deeds, mortgages, mortgage discharges, liens, attachments and survey plans. Rockingham County notes it also holds things like covenants for developments and condo association bylaws. Recorded documents are public records.
Which registry do I use?
| County | Focus towns | Office |
|---|---|---|
| Hillsborough | Amherst, Hollis, Hudson, Litchfield, Manchester, Merrimack, Milford, Nashua, Pelham, Weare | 19 Temple Street, Nashua |
| Rockingham | Londonderry | 102 North Road, Brentwood (its new location) |
Other counties are listed on NHDeeds.org.
How do I search online?
- Go to NHDeeds.org and pick the county.
- Open the public search and accept the registry's disclaimer.
- Search by owner name (grantor or grantee), or by book and page if you have them from an old deed or your closing papers.
Hillsborough's online search reaches back to 1952, and Rockingham's computerized records go back much further. Hillsborough also offers a pay-per-search option. The registry says the online index is for reference; official copies come from the registry itself.
What is the Property Fraud Alert?
Both registries offer a free Property Fraud Alert service, with sign-up at propertyfraudalert.com. It's meant to warn owners about documents recorded in their name, so you can spot a fake deed or mortgage on your home early. Check the registry's FAQ for how alerts work.
When would I need this?
- To confirm your mortgage discharge was recorded after a payoff.
- To check for an attachment from a contractor lien.
- To see easements or a survey plan before you buy or build.
- To find your deed before a refinance.
Before you buy, a title search and owner's title insurance cover this for you.
